How to Make Your Property in the Budget

I have a building to rent. I want property attractive to tenants, but on a budget. Where do I start?

A: If the marketing of commercial property, there are three main issues you should address in respect of property maintenance. It was his entire property (“on the appeal”), the perception of past maintenance, and security issues of course. These three elements affect the prospective tenant. This effect can be positive or negative.

I was recently contacted by distressed owners lease the building. I agree to inspect the property to him and to make recommendations. Before we entered the building, we have to walk on the dead grass to avoid the bush who have actually attacked the previous run. Then there is the bird dead in front of the entrance. Believe it or not, is more stringent, the smell of damp, peeling paint, debris, Bathroom lighting and do not operate in shambles. What a picture! Not surprisingly, potential tenants to run screaming from the building.

Appearance is very important. As they say, you do not have another opportunity to make a first impression. However, while your property is clean and tidy, you want to avoid, if possible, its changes as new offices or new carpets are very specific to the needs of your buyers or tenants. This is an excellent performing arts on a limited budget.

Recently we renovated an industrial building in Ronkonkoma for this reason. The building is vacant and not rented. Outside, we have removed the garbage and mowing the lawn. Check the dead were removed and replaced. Sun beds and mulched landscape. Parking is co-coated and painted band. External doors are painted staff.

Moving on, we ensure that no significant problems to show the history of neglect. For example, colored ceiling tiles often show the roof leaks or plumbing problems. Slide door equipment, pipes do not work, heating and air conditioning to make noise or no effect indicates that the property is neglected. In this case, we again lit or replaced, replaced ceiling tiles missing or color, checked every other mechanical, and generally, all the work. And hopefully, it goes without saying, it is time to meet the security issues. Items such as potholes, swaying power lines, fat and floors should all be healed.
